Abu Dhabi-based master developer Modon has awarded the main construction contract of Dh5bn ($1.36bn) for two residential projects, Nawayef East and Nawayef West, located on Hudayriyat Island in Abu Dhabi.
The developments represent the largest residential construction agreement announced in the city for 2025.

Under the terms of the deal, a total of 735 villas will be built across both the developments.
The planned villas will be situated on man-made hills that rise to 45m and 55m, marking the first time such elevations have featured in residential projects in Abu Dhabi.
Modon had previously awarded contracts covering infrastructure works for these sites.
The new housing units will vary in floor area from 350m² to 2,700m² and will offer between three and eight bedrooms per villa.

Planned amenities include sports courts, retail spaces, cafés, and various dining options.

Upon completion, neighbourhoods are expected to provide views over Abu Dhabi’s skyline and nearby waters due to the elevation of the artificial hills.
Recently, Modon awarded Trojan Construction Group a contract worth Dh1bn for the construction of the Maysan project on Reem Island. This contract covers two residential communities within Maysan, named Mayar and Thoraya.
The Mayar district will include 60 townhouses and 132 stacked maisonettes within a gated setting, introducing a new residential concept to Abu Dhabi. Thoraya will provide 184 townhouses with access controlled by a private entrance.
Modon also reported that the Bashayer neighbourhood, the first waterfront residential project on Hudayriyat Island, sold out completely on its launch day, generating Dh3bn in sales.
This sale follows strong interest in Hudayriyat Island as a residential location and highlights Modon’s ongoing strategy to develop integrated living spaces in Abu Dhabi.
