US-based ZOM Living, in partnership with Daiwa House Texas and Itochu affiliates, has broken ground on Atelier, a 41-storey, luxury high-rise mixed-use community comprising 364 luxury residential tower units in the Dallas Arts District, Texas.
Atelier, which is touted to be the tallest rental tower in the Dallas area, will offer more than 26,000ft² of amenity space and 15,000ft² of onsite retail space.
The tower will also feature Flora Lofts, 52 affordable artist lofts developed by architect Graham Greene, who will provide housing for the local arts community.
It will also include 157 hourly-fee public parking spaces in the underground structure and 553 resident spaces in a 10-storey parking garage.
Atelier will offer panoramic views of both Uptown and Downtown to the residents.
Situated in the Arts District between Uptown and Downtown, and close to Klyde Warren Park, Atelier is located at the intersection of arts, culture, employment, shopping, dining, and transit.

Atelier will offer one-, two- and three-bedroom units ranging from 702ft² to 2,266ft².
The 11th floor will feature a landscaped deck surrounding a resort-style pool, multiple open lounge areas with Wi-Fi, membership-quality fitness centre, yoga/spin room, e-lounge, conference room, co-working spaces, fire pits, dog salon, private wine lockers, BBQ grills and an entertainment kitchen with indoor and outdoor dining areas.

Fifth Third Bank and SunTrust Bank have provided construction financing. Stantec has provided architectural design and Balfour Beatty is the general contractor. ZRS Management is providing leasing and property management services.
