Wood Partners breaks ground on luxury residential community in US

US real estate development and acquisition company Wood Partners has broken ground on a new residential community, Alta Headwaters, in Orlando, Florida.

Alta Headwaters is located at 10501 S John Young Parkway on 15.31 acres at the intersection of John Young Parkway and Central Florida Parkway, half a mile east of Shingle Creek, and will feature 328 luxury apartments spanning seven, four-storey elevator-enabled buildings along with an integrated clubhouse.

The development is located near some of Orlando’s prominent employers and popular tourist destinations and is also accessible to major transportation networks.

The area houses employers such as Lockheed Martin, Darden Restaurants, Tupperware Brands, SeaWorld, and Whirlpool, in addition to Infinity Park, SouthPark Center, and Southridge Commerce Park.

Alta Headwaters has been designed to offer a best-in-class luxury living experience to residents. Community amenities will include Wi-Fi across all common areas, a resort-style, zero-entry saltwater pool with sundeck, outdoor grilling areas, a fitness centre and yoga room, game lounge, cyber lounge with leaseable offices, automated ‘smart’ package room and a fenced dog park.

All units will feature wood-style plank flooring in entryways, kitchens, bathrooms and living rooms, stainless-steel appliance package with side-by-side refrigerator with water and ice dispenser, premium quartz countertops, glass-top cook range, soft-close kitchen cabinetry with under-cabinet lighting as well as kitchen tile backsplash.

Alta Headwaters is scheduled to open in the second quarter of 2020. It will offer a mix of studio, one-, two- and three-bedroom units at an average unit size of 960ft². Pre-leasing is expected to begin in the first quarter of 2020.

The company is already constructing three other projects in Orlando and three more are slated to start before the end of 2019.

Recently, Wood Partners closed on a 7.85-acre site at the intersection of S John Young Pkwy and Taft Vineland Road for a future second phase of the Alta Headwaters development.

Wood Partners managing director Bryan Borland said: “Alta Headwaters is prominently situated between the Grande Lakes Orlando Resort and the headquarters of Darden Restaurants at the heart of the Tourism Corridor.

“This latest development comes on the heels of our successful lease-up of Alta Grande, located just east of the Alta Headwaters site. Alta Grande welcomed its first residents in June 2017 and was over 98% leased as of the date of sale on June 13.”
