Urban Catalyst submits plans to build new senior living facility in California


Urban Catalyst, a real estate development firm, has submitted preliminary plans to the City of San Jose, California for the development of Delmas @ Downtown West, a senior living facility.

If approved, the project is expected to be built under a joint venture with Aedis Architects CEO Thang Do.

To be located in the downtown San Jose, next to Diridon Station, the project will be adjacent to Urban Catalyst's recently announced multi-family apartment project, Madera. The project is in line with the company’s approach to focus on projects to be within walking distance of each other.

The real estate development company claims that with a shortage in senior housing locally, the project will become crucial in addressing the need for assisted living and memory care.

Once completed, the Delmas project will provide 52 units of memory care and 23 units for assisted living. Amenities at the facility will include a hair salon, theatre, dining room, spacious rooms with partial kitchen, a wellness centre, library, and outdoor courtyards on multiple floors.

Groundbreaking for the project is expected to take place in the last quarter of next year.

Urban Catalyst founder Erik Hayden said: “An assisted living/memory care facility like this hasn't been built in downtown San Jose in nearly 35 years and is badly needed in our area at this point.

“Delmas @ Downtown West will give the baby boomer generation in San Jose a place to age gracefully.”

The partnership with Thang Do is expected to add to the company’s development efforts in the downtown San Jose Opportunity Zone.

Urban Catalyst also stated that it is acquiring a diverse set of projects in the downtown core as it closing in on a goal of raising $250m.

In October this year, Urban Catalyst had also submitted preliminary plans to the City of San Jose to build a multi-family apartment project, Madera @ Google Village.

Once completed, Madera will feature 80 large, suite-style apartments, with a mix of studios and two-bedroom, three-bedroom, four-bedroom and five-bedroom units and will be able to house 250 tenants. It will also include 4,000ft² of ground-floor retail space and parking.
