THG to build new business campus at Manchester Airport

British online beauty and well-being company The Hut Group (THG) has agreed to develop 1m ft² of office and studio space at two sites in the Manchester Airport area as part of plans to invest more than $1bn in the North West over the next three years.

This will be the largest development taken up by a company in the North West.

THQ, a new business campus, will be established over 16.8 acres in four phases on a site adjacent to the airport.

The first phase will consist of office buildings totalling 280,000ft² and THG has signed an agreement with Airport City Manchester for phases two, three and four.

Expected to support up to 10,000 jobs, the project will be the UK’s largest office development outside London. The interiors of THQ have been designed by PENSON.

A planning application has been submitted and construction is scheduled to begin in 2019.

Earlier in 2018, THG has taken 79,000ft² of office space in the Voyager and 4M buildings at Airport City.

At the second site covering 11.6 acres, the company is building a new content creation studio called Icon. THG acquired and integrated content studio Hangar 7 in 2017 and has agreed to the terms to acquire a new facility at Icon Manchester Airport.

To be delivered by Icon Industrial, the new Icon will provide additional 104,000ft² of office space over four floors and content creation facilities totalling 168,000ft².

Icon will accommodate 2,000 people who will focus on video production and photography, which will be used across THG’s digital offering.

THG’s team for THQ comprises PENSON (concept designer and executive architect); Edmond Shipway (project manager/quantity surveyor/employer’s agent), OBI Property (agents) and Gowling WLG.

THG’s team for Icon consists of P3Property (agents), Webb Gray (architect), RPS (project manager/quantity surveyor/employer’s agent), ESC (M&E engineer), CDP (structural engineer) and Gowling WLG.

Airport City team comprises BDP (delivery architect), Faithful+Gould (project manager/quantity surveyor/employer’s agent), Hoare Lea (mechanical and electrical engineer/fire consultant), RoC Consulting (structural and civil engineer), Deloitte (planning consultant), Exteriors Architecture (landscape), Aecom (highways and utilities engineer) and Eversheds Sutherland (legal).

JLL, CBRE and DTRE are the retained letting/sales agents on Airport City Manchester.
