Kuwait’s mixed-use property developer Tamdeen Group, through its subsidiary Tamdeen Pearl, has launched the region’s first ‘hybrid outlet’ mall, named Al Khiran.

Located in South Kuwait, the KWD250m ($821.3m) Al Khiran hybrid outlet, leisure and lifestyle destination is expected to boost Kuwait’s position as a regional shopping, entertainment and conservative tourism destination.

The mall comprises over 300 stores, vast dining options and major experience-based components such as AI and tech-themed entertainment.

The mall, which is spread across 350,000m² in the heart of Sabah Al Ahmad Sea City at 70,000² of GLA, is complemented with recreational components such as Kuwait’s largest marina with 900 berths and 1.25km of landscaped park and boardwalk.

Additionally, the hybrid mall features 13,700 parking spaces to offer increased ease and accessibility to customers.

Tamdeen Group chairman Mohammad Jassim Al Marzouq said: “Tamdeen Group is proud to be launching the first hybrid outlet concept in the region, which aims to satisfy a changing customer and growing demand for great value and heightened experiences.

“Our conviction in this project stems from a thorough understanding of customers’ expectations and behaviours in Kuwait along with a deep-rooted purpose of setting new benchmarks in the country’s retail real-estate industry.

“Kuwait’s 2035 Vision and, as part of it, the rigorous development in its South have furthered our role in the private sector of strengthening the position of Kuwait as a regional destination for shopping, entertainment and leisure.”

Tamdeen said that the Al Khiran Hybrid Outlet Mall is expected to serve a catchment area that services most of Kuwait, the Eastern Saudi provinces and Saudi tourist market.

The destination aims to cater to increasing real estate development in South Kuwait.

Tamdeen is currently managing and developing over 5m ft² of space across regional, community, lifestyle, neighbourhood and mixed-use centres.
