Seven Tides unveils plans for $354m mixed-use project in Dubai

UAE-based property developer Seven Tides has unveiled plans for its first mixed-use development in Jumeirah Lakes Towers (JLT), Dubai, with the launch of Se7en City JLT.

The AED1.3bn ($354m) project, comprising 2,635 units, is already 15% complete and due for completion within 36 months. The 3.5 million ft² development is situated within Cluster Z in DMCC, opposite the Montgomerie and Emirates’ golf courses and the Emirates Hills community.

The residential element consists of studio, one-, two- and three-bedroom apartments as well as a limited number of duplex apartments.

Seven Tides CEO Abdulla Bin Sulayem said: “Se7en City JLT is designed to provide everything a resident might possibly want, with retail, entertainment, food and beverage outlets, a nursery, gym and a health club. However, when residents do venture outside, they’ll still be able to enjoy the urban vibe, with the excitement and fast-paced, hustle and bustle of city life, right on their doorstep.

“In complete contrast, residents will also have the best of both worlds, with stunning panoramic views of Jumeirah Islands, the Montgomerie and Emirates golf courses, the Palm Jumeirah, Dubai Marina and Jumeirah Beach Residences.”

A common podium will play host to promenade restaurants overlooking a lake. The tower will also include a gym, a health club, infinity pool, children’s pool, a roof garden, cafes, other dining options, a retail offering covering 150,000ft² over three floors, as well as 2,699 car parking spaces, with an additional 620 spaces for retail parking, including valet.

All apartments will include high-end fittings and finishes, built-in wardrobes and branded white goods.

Studio apartments start from AED354,000 ($96,374), ranging in size from 384ft² to 416ft², while one-bedroom apartments start at AED683,000 ($185,941) and range from a minimum of 739ft² to a maximum of 800ft².

Prices of two-bedroom apartments start at AED992,000 ($270,064) and the size is 1,073ft². The entry price for three-bedroom apartments starts at AED1.4m ($381,139) and vary in size from 1,516ft² to 1,521ft².
