Primewest and Iris Residential have secured approval for a A$140m ($100m) plan for the construction of 150 apartments and 14 specialty tenancies at the gateway to LandCorp’s Montario Quarter in Shenton Park, Australia.
The project, designed by Cameron Chishlm Nicol, will be the first major apartment built in Shenton Park for decades and will aim for a four-star Green Star rating.
Iris Residential COO Tanya Trevisan said that the residential component will include a mix of options and intergenerational design to appeal to young professionals, families with children at Shenton College and downsizers.
She said that more than 85% of apartments will have access to mid-winter sun and enjoy cross ventilation.
The complex will have electric vehicle (EV) charging stations, a workshop and secure storage for bikes, and an 85kW rooftop solar array.
Primewest director John Bond said that the group has secured pre-commitments for a supermarket, retail and food operators and commercial tenancies.
He said: “The blend of quality residential and retail components will make it one of very few true mixed-use building in Perth, outside Claremont Quarter, to be located as part of a transit-oriented development.”
The apartments will be located within two four-storey boomerang low-rise buildings, above a three to four-storey landscaped podium with views to the west, city skyline and Kings Park.
Western Australia landscape architect Propagule has designed an elevated landscaped podium deck for a community herb and vegetable garden, children’s playground, an exercise area, extensive planting and a 20m swimming pool and barbecue terrace.
In December 2018, Iris Residential and Primewest have sought feedback on the joint venture mixed-use plan that will form the entrance statement to LandCorp’s Montario Quarter urban infill project in Shenton Park.
The two companies have sought development approval for an eight-storey building 400m from Shenton Park station and across from Shenton College.
The development will also include west-facing alfresco dining along a private laneway and has retail, commercial and residential components.
The housing will include town houses and one-, two- and three-bedroom apartments.
The design includes a level-three podium deck with about 2,500m² of landscaped community gardens, a swimming pool, residents’ dining and lounge pavilion and a barbecue terrace area with views of the CBD skyline.
The apartments will feature huge balconies, spacious living areas and kitchens designed for owner occupiers.
