US-based Mana Investments and Hunter Street Partners have unveiled plans to transform the vacant Sunset Office Plaza in California, US into a mixed-use project, known as The Well at Sunset.

Located at Holmes Street and Concannon Boulevard in Livermore, the project will offer creative office space, supporting lifestyle uses as well as senior housing.

Sprawling over nearly 13.5 acres of land, the 78,747ft² office complex features 10 single-storey office buildings.

Furthermore, the developers plan to revamp the existing office buildings and introduce new facilities like a coffee shop, juice shop, yoga studio, restaurant, pharmacy and tutor centre within six of the buildings.

The Wolff Company, a private equity firm headquartered in Arizona, US, is proposing the additional four buildings as a senior housing development.

The Well at Sunset redevelopment plan also includes the refurbishment of various architectural elements with an agrarian theme and upgrading landscape and outdoor features.

It also involves the development of an outside office concept and paediatric play area for visitors of the centre’s medical office.

Once the senior housing plans are approved, five-acres of existing open space will also be enhanced and preserved. Construction on The Well at Sunset is slated to commence in early 2019.

Mana Investments managing partner Orville Power said: "We couldn't be more excited to breathe new life into the property and create something special for residents in the area to enjoy again

"The Well at Sunset will fill a need in the neighborhood and surrounding area, and we're proud to be a part of this vibrant change in the City of Livermore."

The Wolff Company vice president of senior development Mike Milhaupt said: "Nationwide, and in places like Livermore, there is an underserved and growing market of renters aged 55+ looking for a convenient, upscale, lock-and-leave lifestyle,"

"Revel Livermore will give prospective residents a higher quality senior living option where choices have previously been limited."
