Megaworld to develop new central business district in the Philippines

Philippines-based integrated urban townships developer Megaworld Corporation will begin construction of a new and modern central business district, The Upper East, in the city of Bacolod in 2018.

The 34-hectare project, located near the Bacolod City Government Centre, will feature residential condominiums, malls and commercial centres, mixed-use buildings, modern office towers, and hotels.

The project will also offer various facilities, including its own transport hub, church, green and open parks, as well as a central plaza with urban art installations.

A one-km, 30-metre wide, six-lane Upper East Avenue will connect Lopez Jaena Street to the Circumferential Road.

Designed to be flood-free, the township will also feature underground power and utility lines, LED and solar-powered streetlights, fibre optic technology, drip irrigation for landscaping and water re-use facilities, in addition to biking network facilities and free public WiFi.

The township will also feature the Casa de Emperador, a mixed-use structure that will have a unique architectural design.

A lifestyle mall, of which part of the design has been inspired by New York City’s Grand Central Station, will comprise interconnected structures, providing retail, entertainment and leisure offerings.

One Regis, a nine-storey residential condominium development, will be among the first to be built in the township.

The mid-rise One Regis will offer units ranging from Studio (up to 37m²), one-bedroom (up to 58m²), and two-bedroom (up to 73m²).

Some units will feature a ‘lanai’, an exclusive balcony overlooking either the landscape or the amenity deck’s pool and indoor park.

Facilities such as swimming pool and kiddie pool, pool lounge and seating areas, fitness centre, events hall, male and female shower rooms and a walk park will be available at the second floor’s amenity deck.

One Regis, located at the corner of Regis and Lexington Streets, will also feature commercial establishments at the ground floor, with separate access from the outside.

Megaworld will spend PHP28bn ($527m) to develop The Upper East over the next 10 years. The company had announced an investment of PHP35bn ($659m) for Northill Gateway and The Upper East in 2015.
