MassMutual unveils renderings of new Boston campus at Fan Pier

Massachusetts Mutual Life Insurance (MassMutual) has unveiled architectural renderings of 10 Fan Pier Boulevard, a 17-storey commercial tower located at Fan Pier on Boston’s Waterfront, which will serve as the company’s new Boston campus.

MassMutual is working with The Fallon Company to develop the build-to-suit tower that will feature a unique, undulating façade.

The new tower, located in the Seaport District, will offer 310,000ft² of waterfront commercial space, including ground-floor retail opportunities and a 5,900ft² outdoor public plaza facing the marina.

The design includes a rounded exterior wall, outdoor and rooftop terraces, and a glass façade with faceted panels set in different planes, which will capture the shifting reflections of sunlight and shadow throughout the day.

MassMutual chairman, president and CEO Roger Crandall said: “We look forward to growing our presence in one of the state’s most exciting and vibrant areas and building our campus at Fan Pier, which will be a standout piece of architecture in the city.

Boston-based Elkus Manfredi Architects has designed 10 Fan Pier Boulevard’s curvature and tiered terrace levels.

The LEED-certified building will also feature a two-storey lobby, which will serve as the entry point to the building, with 19,500ft² commercial floorplates running up through the 12th floor; and landscaped terraces on the 13th floor and rooftop that will offer views of Boston’s Harbour.

The outdoor space at ground level will include a water feature, designed by Richard Burck Associates, which will mimic the crashing of waves, along the Harborwalk pedestrian path and across from the Institute of Contemporary Art and the Public Green on Marina Park Drive.

Covering 21 acres and nine city blocks, Fan Pier will encompass three million ft² of commercial and residential real estate, public spaces, world-class marina, dining and retail destinations, and access to transportation options on Boston’s waterfront.

The company’s headquarters will remain in Springfield, Massachusetts.
