LPC, Harvard Investments break ground on office project in Arizona, US

Lincoln Property Company (LPC) and Harvard Investments have broken ground on the first office building at Union, a new development in the Riverview mixed-use district in Mesa, Arizona, US.

Upon completion, the Union project will include 1.35 million ft² of Class A office space. The first building of the Union project will have a total 238,348ft² area in four storeys and will be served by an adjacent four-level parking garage.

The building one at the Union project will feature a modern glass exterior, an active first floor, large office floorplates with high ceilings, outdoor balconies and 10ft vision glass providing views of the surrounding city.

Additionally, the building one will connect to the larger Union master plan via a main pedestrian plaza and indoor-outdoor features such as shaded gathering areas and outdoor rooms linked by the Rio Salado Pathway.

The Union project will comprise four buildings ranging from four to eight storeys and from 225,000ft² to 450,000ft².

Each building will feature a high-tech, glass-heavy exterior while its interiors will have large and open floorplates and high ceilings.

DAVIS serves as the project architect, while Layton Construction Company is the general contractor.

City of Mesa Mayor John Giles said: “Lincoln Property Company and Harvard Investments have a solid track record of building excellent Class A office space in Mesa.

“Mesa’s Riverview District has grown into an epicenter of shopping, food, entertainment and jobs with easy access to freeways and neighborhoods. I look forward to watching Union evolve as an employment centerpiece for the District and our residents.”

Lincoln Property executive vice president David Krumwiede said: “Office absorption in this submarket is at a near all-time high, with demand coming from a long list of businesses looking for the amenities and Class A office space that this corridor provides.

“Union was specifically designed to meet these needs. We’re very excited to celebrate the start of its construction.”

Union is located within the Riverview mixed-use district, encompassing 1.2 million ft² of retail and restaurants and the Sheraton Mesa and Hyatt Place hotels.

The building one at Union is scheduled for completion in October 2020. Lincoln Property Company will serve as the leasing agent and property manager for the project.
