Canadian employee-owned construction solutions partner Graham has been appointed general contractor for the CDN$127m ($100.41m) Rhaspody mixed-use development in the heart of Calgary’s University District.
Gracorp Capital, a subsidiary of Graham, is the developer and owner of the residential portion of the building, whereas West Campus Development Trust will own the retail portion.
Graham has already mobilised to the site and the construction is expected to be completed in two years.
Rhapsody will feature 288 rental apartments on five floors, with street front retail, including Save-On-Foods, Analog Coffee, and J Webb Wine Merchants.
The units will range from 529ft2 to 1,149ft2.
The apartment complex will also include amenities, including a fully equipped fitness centre, games room, and landscaped outdoor courtyard with lounge areas, water feature, private grilling stations, and a dog run, supporting pet-friendly rental units.
The modern interiors are being designed by Jerilyn Wright + Associates.
The units will have open kitchens with stone countertops and industrial style shelving; stainless steel appliances; slat wall for decor and storage; private bicycle storage; and in-suite washer and dryer.
Amenities include a Speakeasy lounge and two furnished short stay guest suites.
Being located in the heart of Calgary’s University District, Rhapsody will have direct access to the Foothills and Children’s Hospitals, the University of Calgary, and several shopping, dining and transit options.
Gracorp plans to sell the apartment building once the project is completed.
