Browning, JC Hart to build mixed-use scheme in Purdue’s Discovery Park District


Browning Investments and JC Hart have announced a joint venture for the development of 250 luxury apartments and 15,000ft² of street-level commercial space in Discovery Park District, a 400-acre $1bn-plus development on the west side of Purdue University campus in Indiana, US.

The commercial space has been designed to accommodate a mix of restaurants, cafes, convenience retail and soft goods shops.

Located near the corner of State Street and McCutcheon Drive in West Lafayette, Indiana, the mixed-use project will be within walking distance of grocery shops, parks, bike paths and Purdue University cultural activities.

The three-acre apartment and commercial development is part of a long-term plan to transform the Discovery Park District into an urban setting where innovators, entrepreneurs, students, researchers and thought leaders can create, collaborate and commercialise.

Browning chief development officer Adam Chavers said: “This new development fits perfectly with the master plan vision to bring mixed-use development and a wider range of housing types to the west edge of campus.”

It will be located in the district’s core along the south edge of State Street in West Lafayette.

Purdue Research Foundation vice president and chief facilities officer Rich Michal said: “The new luxury housing and commercial space joins the three other projects currently under development in Discovery Park District and will contribute to our master plan of providing a strong community for residents, students and visitors to the West Lafayette area.”

Purdue Research Foundation is partnering on the district master planning and development with Browning.

The company expects to break ground on the project in 2019. The building is expected to accept its first residents in 2021. JC Hart will manage the building.

Projects already being developed in Discovery Park District are: Aspire, a three-building, 831-bed apartment community, slated to open in early August; Convergence, a 145,000ft², five-storey mixed-use building, slated to open in early 2020; and SEL Purdue, a 100,000ft² facility for electric power research, slated to open in 2020.

JC Hart vice president of development Todd May said: “By bringing much-needed one- and two-bedroom luxury apartments to Discovery Park District, we see this not just as a great opportunity in a great location, but also as a chance to be part of something truly beneficial to Purdue and the entire Lafayette community.”
