Brennan breaks ground on new logistics park in Colorado, US

Real estate investment firm Brennan Investment Group has broken ground on Colorado Logistics Park, a project on located 61 acres of land, consisting of five buildings, totalling 954,311ft² of space.

Brennan Investment Group formed a joint venture with New York Life Real Estate Investors to acquire, construct, and lease the project, on behalf of an institutional client.

Phase One of the project will include three Class A industrial buildings of about 558,000ft² of space. The modernly designed buildings are claimed to have latest amenities, exceeding market standards including up to 36' clear heights, abundant automobile parking and loading positions and ample yard areas for outdoor storage.

The second phase of the project will include the construction of two additional buildings totalling 396,311ft² of space.
Brennan Investment Group managing principal Brian Roach said: “Colorado Logistics Park will feature Class A distribution buildings for tenants in the Denver area that require close connectivity to their supply chain and access to workforce labour.

“The park's proximity to the Denver metro area will provide users with lower transportation costs and faster delivery times to customers.”

Brennan is a Chicago-based private real estate investment firm that acquires, develops and operates industrial properties across major metropolitan markets in the US. Since 2010, the firm has acquired more than $4bn (£3.2bn) in industrial real estate. It has a portfolio that spans 30 states, encompassing more than 40 million ft².

Last month, the firm sold the 8220 Ambassador Row in Dallas, Texas. The property is 100% leased to Delivery Limited, a specialist in relocation, delivery and storage services.

The building serves as the corporate headquarters of Delivery Limited and houses all of its storage, logistics and administrative functions.

The property is situated in the South Stemmons submarket and has convenient access to major areas in the Dallas metro region including, the Dallas Design District, Dallas Love Field Airport and Dallas’ central business district.
