BAM JV unveils plans for €160m waterfront scheme in Ireland

HQ Developments, a joint venture (JV) between BAM Ireland and the Clarendon Group, has unveiled plans build a new urban quarter on a six-acre site at Horgan’s Quay in Cork in Ireland.

Situated close to the Kent Railway Station, the new €160m mixed-use waterfront development has 160m frontage on to the River Lee.

The proposed project will include the construction of eight new buildings, the restoration of existing buildings and the design of new public-realm space.

At peak construction time, the project will create around 450 jobs. Pending receipt planning permission, work on the site is scheduled to start in 2018.

Horgan’s Quay project will feature three office blocks with a gross area of 37,000 sq m, which will provide space for up to 5,000 employees. The blocks will feature six to eight floors and constructed on a phased basis.

The waterfront scheme will also include 237 apartments with an area of circa 22,000 sq m across four blocks to be built for the private rental market.

Additionally, the urban quarter will encompass a 136 bed Hotel with a rooftop restaurant located on the north-west corner of the site.

Furthermore, the JV is also proposing about 2,900 sq m of ancillary restaurant and retail accommodation to service the new city enclave.

A centre of the development will be the refurbishment of three significant industrial conservation buildings, including the Station House, the Carriage Shed and the former Goods Shed.
