Balfour Beatty to work on Osprey mixed-use project in Georgia, US

Construction firm Balfour Beatty has been selected by Toll Brothers Apartment Living to manage construction of its mixed-use, multifamily Osprey development located in West Midtown Atlanta, Georgia, US.

Balfour Beatty stated that it is using Prescient’s modular construction technology and off-site manufacturing platform to construct the entire tower structure of the project.

The construction firm accessed various options to help Toll Brothers Apartment Living meet project pro forma objectives.

Finally, the team selected Prescient as the suitable solution to achieve its goals versus a typical post-tensioned concrete frame or other load-bearing structural frame options, said Balfour Beatty.

Apart from the project’s wall panels with structural columns, Prescient will also install precast balconies, stairs, and infill-framing.

The 325,000ft² Class A development will include a 13-storey Prescient tower, two five-storey wood frame buildings, and a seven-storey, 540-car parking garage.

Featuring 319 residential units, the top two floors will include luxury penthouse units with private outdoor living areas.

The Osprey will include 30,000ft² of interior service and retail space, apart from the amenities including an exterior pool, fitness-on-demand studio, a sky lounge with a community bar, co-working space, and a dog park.

“Prefabricating the tower structure off-site for this project optimizes the front-end design and preconstruction phases, which in turn increases the speed of construction. Like Toll Brothers, we’re always seeking more innovative ways to deliver projects, which makes our work together on this project a great fit.”

With construction in progress, the project team will start installing the prefabricated tower structure by the end of the first quarter of 2019. The entire project is scheduled to be completed in the first quarter of 2020.

In addition to Prescient, Balfour Beatty’s design partners on the project also include Brock Hudgins Architects, Miro, M2 Structural, and Proficient Engineering.
