Balfour Beatty has been selected by Westdale and KDC to build The Epic, a 16-storey office tower, in the Deep Ellum neighbourhood in Dallas, US.
The 290,000ft2 office tower is the first phase of the eight-acre, mixed-use development that will combine Class A office, multi-family, retail and a boutique hotel.
Upon completion, The Epic will create a transition from downtown Dallas into the Deep Ellum entertainment district.
Designed by Perkins+Will, the office tower will feature a 847-car garage, a fitness centre and an amenity deck that overlooks the Dallas skyline.
The building will offer 18,900ft2 of ground-floor retail space and consist of 10 occupied floors atop a six-level podium parking structure with an additional two levels of below-grade parking.
The building is located in close proximity to the Dallas Area Rapid Transit (DART) Deep Ellum rail station, which runs parallel to the property’s east boundary.
The developers intend to seek LEED Gold certification for The Epic, which will incorporate green building features such as water-cooled heat pumps with cooling towers, increased insulation in the building envelope, energy-efficient windows and full LED lighting.
These features are expected to reduce the building’s energy consumption and costs.
Balfour Beatty is using latest technologies, including BIM and BIM 360 Field, digital plan rooms and lean construction methods, for integrated-team alignment and to achieve The Epic’s progressive design.
