Aegis Living, a senior living services provider, has broken ground on Aegis Living Lake Union at Eastlake neighbourhood in Seattle, Washington.

Aegis Living claims that the new facility will be the greenest new senior living community centre in the world.

The company said that the new building has been designed to be emission-free and new energy and water consumption benchmarks have been developed for the senior living category.

To be built emission-free, Aegis Living Lake Union will use standard electricity to support the 70,000ft² building, including large appliances and kitchen equipment to significantly reduce the overall environmental impact.

The community is also expected to offset more than the building’s total energy demand through several energy reduction measures, an onsite solar array and an offsite solar energy farm.

The building will also include improved insulation such as triple-pane windows and thermal insulation for exterior walls, heat recovery through forced-air ventilation, a heat pump system for recirculation, LED lighting and sensors to monitor use, and installation of high-efficiency appliances.

Aegis Living claims that the community is expected to save nearly 320,000kWh annually, which is equivalent of planting more than 12,000 trees per year, with another 1.7 million kWh of energy to be generated from the solar array and the offsite solar farm.

Aegis Living founder and CEO Dwayne Clark said: “This first-of-its-kind development is an incredible milestone for Aegis Living and the senior assisted living community as a whole.

“Charting new territory to create a sustainable, green-certified facility that meets the unique needs of our residents demonstrates that building green can be achieved in this industry.”

Non-drinking water to the community will be supplied through captured rainwater and treated greywater. The community will reserve potable water for consumption only. The measures are expected to save more than 140,000 gallons of water annually during the life of the building.

The building will feature 79 living spaces, including a mix of studio and one-bedroom options and select apartments dedicated to memory care.

Amenities such as spa/wellness centre with a salon, massage parlour and fitness centre will be built. Residents will be able to enjoy several gathering spaces to spend time with family, friends and neighbours, with onsite cinema and sky lounge and a terrace with views of Lake Union.

The building is expected to be opened in 2021.
