Construction firm Laing O’Rourke has been selected by St Michael’s Partnership as the construction partner for the planned £200m mixed-use development, named St Michael’s, in Manchester, UK.

St Michael’s Partnership is a consortium which is backed by former football players of Manchester United, Gary Neville and Ryan Giggs.

The proposed scheme is planned to be developed in close proximity to Manchester Town Hall and near St Peter’s Metrolink stop. Construction on the project is scheduled to commence in late summer 2020.

Laing O’Rourke director Céire O’Rourke said: “We will be using modern methods of construction with a high percentage of the development being manufactured off site and assembled on site.

“These methods, known as Design for Manufacture and Assembly (DfMA) minimise disruption, vital in such a tightly constrained site and give the client more certainty in terms of the programme timetable.

“Our established Manchester team; some of whom have been responsible for delivering projects across the City including the Central Library and Town Hall extension refurbishment, Manchester Metrolink and The Henry Royce Institute look forward to starting on site this year.”

The development will comprise a luxury five-star 191-bedroom hotel and 181 high-end apartments in a 40-storey tower.

Additionally, the scheme features more than 163,000ft² of office space, 22,722ft² of leisure space including an outdoor rooftop terrace, and a boutique five-star hotel in the former Bootle Street police station.

With detailed design process now completed, the project team is moving ahead with the final phase of detailed design and procurement.

The scheme’s design refinements have also been submitted to the Manchester City Council for approval.

Designed by architect Hodder + Partners, the project is expected to contribute more than £32.7m to public sector finances and £114.7m over 10 years to the UK treasury over 10 years.

The project is expected to create 500 jobs during the construction phase and 1,800 jobs once operational.
