US-based Columbia Property Trust is set to commence construction on a vertical expansion of Class-A office property, named 80 M Street, in Washington, DC.

The expansion will add two new floors and a penthouse on top of the existing 286,000ft² building located in the Capitol Riverfront District.

The company said that the expansion project will become the first of its kind in the area to make use of environmentally-friendly mass timber in a commercial office building.

Hickok Cole is the design partner for Columbia on the 80 M Street expansion project. With 16ft ceiling heights and 12ft -high windows, the new floors will comprise an abundance of connected outdoor spaces.

Columbia Property Trust CEO Nelson Mills said: “We’ve experienced terrific leasing results at 80 M Street, bringing the existing building to near full capacity. This was aided by a redesign of the lobby and common areas and reflects the momentum of D.C.’s Navy Yard submarket.

“By delivering more than 100,000 square feet of state-of-the-art vertical expansion, we expect to create substantial additional value for our shareholders.”

As part of recent renovations at 80 M Street building, a reimagined main lobby and expansive new tenant lounge were added. The lounge connects to a large front terrace on M Street via an oversized garage-style door.

Columbia said it has also pre-leased 60,000ft² of new area to the national trade association for the trucking industry American Trucking Associations (ATA), for a 16-year period. ATA plans to occupy the new office in the summer of 2022.

American Trucking Associations president and CEO Chris Spear said: “For 87 years, ATA has been the leading voice of the trucking industry.

“Our decision to return ATA’s headquarters to our nation’s capital will further amplify that voice and steer decisions that impact trucking. This added presence to our existing Capitol Hill office will take ATA and its agenda to the next level.”
